There are plenty of communities on 30A, but Seaside is special for a reason. You certainly won't be bored on vacation! From beach days to bike rides, there’s no shortage of ways to enjoy your time in Seaside.   • Bike the Timpoochee Trail (19-mile paved recreational trail connecting the communities of 30A)

Beach Access in Seaside

  • Residential beaches are private and reserved for Seaside guests and owners
  • Access typically requires wristbands or entry codes
  • Limited public access may be available via services such as the Cabana Man at Coleman Pavilion

You'll notice architecture here that you won't see on the rest of 30A! Seaside’s Gulf-front edge is defined by nine architecturally distinct beach pavilions, each serving as a gateway to the private beach. Coleman Pavilion is the most iconic access point, centrally located at the end of the town’s main axis and serving as the hub of beach activity. Another notable pavilion is Pensacola Street Pavilion, recognizable by its pelican sculpture and rotunda-style walkover. Additional pavilions are distributed along the coastline, typically serving nearby residential areas.

Shopping in Seaside

One of the greatest benefits of staying in Seaside is access to over 40 shops and restaurants, all within walking distance of rental homes. The town itself is the amenity! If you need groceries while you're here, the beloved Seaside institution, Modica Market, is a family-owned gourmet grocery and deli located in the heart of town. Do you need a car in Seaside?

No! Seaside is designed as a town you can drive to, park your car, and then never need your car again! Our community is extremely bike and pedestrian-friendly.

Is Seaside walkable?

Yes! From the beach to Central Square, everything in Seaside is close by. Many guests enjoy walking or biking everywhere. It's one of our favorite ways to explore town.

Should you bring or rent a bike?

Biking is one of the best ways to get around Seaside, but you don't need to bring your own. Bike rentals are readily available, and the area connects to a scenic path that makes exploring nearby spots simple and enjoyable.

What if you want to explore beyond Seaside?

If you plan to visit neighboring beach towns, grocery stores, or attractions outside Seaside, having a car can be helpful. If you want to stay in Seaside, though, you won't need one at all!
