Only 72 feet from Seaside beach and Tupelo Pavilion, this private home offers a prime Seaside location! Also only 352 yards or a 4 minute walk to downtown to Seaside Central Square and the Seaside Amphitheater you can walk to over 35 shops and restaurants just steps from your front door!  Sip n Dip also conveniently opens onto both 30A and Tupelo Street, yet remains private with a large landscaped lot enclosed by a white picket fence. Once the residence of The Modicas, (of the famous ‘Modica Market’), “Sip 'n Dip” is a Seaside staple.

 Guests will enter through the home’s side exterior, into a spacious, screened-in front porch with an outdoor living area complete with a lounge section with two sofas and coffee table as well as an adjacent large picnic table perfect for dining al fresco while listening to the sounds of the waves crash. This porch is adjacent to an open air front porch with two chaise loungers, a great spot to sip your morning coffee while overlooking 30A.

Step inside to find a newly painted interior and an open floor plan, featuring living, an adjacent renovated kitchen. The kitchen features quartz countertops, all new custom built in counter tops, and all new stainless steel appliances with bar seating for three at the center counter. There is an adjacent desinnated dining area that comfortably seats four. The living room includes a queen sleeper sofa, perfect for extra guests, and allowing the home to comfortably sleep six. You are welcomed by vaulted ceilings, creating a naturally light and airy living space. This home also offers a second-story loft, which overlooks the living space, and has a sofa seating area and a desk area, perfect for working remotely. Just off this loft area is an open air balcony with Adiorondack bar seating for two that overlooks 30A, perfect for watching the July 4th parade and fireworks from your own private balcony. This balcony offers a slight gulf view across the street.

The king primary includes a separate entryway from an outdoor side deck. Down the hall is the second queen bedroom, and both bedrooms share a full renovated bathroom in the center of the hallway. Both the king and queen have their own mounted private TV and plenty of storage. This home offers a washer/dryer, a pole-mounted outdoor charcoal grill, and an enclosed outdoor shower.

It was a perfect vacation and a great place to stay. So close to the beach. My only critique of the place was there was no place to hang your towels which is difficult for a beach vacation.

Our family had the best stay at the Sip N Dip. Such a great location! An easy walk to everything and so nice to be right across the street from the beach that was not crowded. The outdoor space at the house was perfect. The management was very helpful! Advice for travelers: skim boards are not as fun as they look and Emerald Coast Urgent Care is excellent.

We had the best time! This home has an amazing location and is very bright and clean. We were able to easily walk back and forth from the beach to the home for mid day naps and snacks. It was the perfect size for our family. Highly recommend!

We loved the location, both for walking to dinner and easy beach access. Weve stayed in Seaside and Watercolor many times and this was the best location. I rated the propertys condition lower because the kitchen could stand an update. Very small dishwasher, not a lot of cooking stuff. The kitchen didnt negatively effect our stay because we ate out for most of our meals. And the house is so convenient to restaurants. The rest of the house is great. Good layout, comfortable beds. We loved the front porches for people watching.

Great location, new furniture on screen porch that we enjoyed very much. Its an older home, but it is in good shape, and was super clean. We loved it and hope it is open the next time we come down. The off street parking is also great.

Sip n dip is a truly unique, darling cottage. We have stayed in Seaside many times and this is our favorite home so far! We loved the porches and the exterior areas. The interior was decorated beautifully and was clean and comfortable. The location was perfect for us. Just steps to everything we wanted to go to - restaurants shops and the beach. The bikes were very helpful as well. Thank you to the Homeowners collection for a wonderful find!
